South Capitol real estate is mostly early-1900s bungalows and Pueblo, Mission and Territorial Revival homes on in-town lots, just south of the New Mexico State Capitol. Its core is the Don Gaspar Historic District, close to the Santa Fe Plaza and the Railyard, so exterior changes go through city historic review.

The neighborhood sits south of the State Capitol and Paseo de Peralta. Its historic core is the Don Gaspar Historic District, listed on the National Register of Historic Places. The district runs roughly from Paseo de Peralta south to Houghton Street, and from Don Cubero Avenue east to Old Santa Fe Trail. The Railyard district is just to the west, and the Historic East Side lies to the northeast.

South Capitol is in the Santa Fe Public Schools district. Confirm the school assignment for a specific address with the district.
South Capitol is a grid of in-town city lots on mostly level streets. Many homes date from the early 1900s through the 1940s, and they show the styles of that time: bungalows with porches, stuccoed Pueblo Revival homes with flat roofs and parapets, and Territorial Revival homes with brick coping. Some lots also have a detached garage, studio or guest house. If a listing includes a second unit, ask how it was permitted and how it is used.
Because so many South Capitol homes are close to a century old, a thorough inspection matters. Common items to review are the roof and drainage, the condition and age of the electrical panel and wiring, the plumbing supply and sewer lines (a camera scope of the sewer line is worth considering), the foundation, and windows and doors. Homes here connect to City of Santa Fe water and sewer.
Exterior work in the Don Gaspar Historic District goes through the city's historic review, which covers additions, windows, doors, walls, roofing and stucco. Interior remodeling usually isn't reviewed the same way, but permits are still required. If you plan changes, ask the city about the home's historic status and the review steps before you set a budget.
The New Mexico State Capitol, often called the Roundhouse, is at the north edge of the neighborhood, along with state office buildings. The Santa Fe Railyard is to the west, with Railyard Park, the Santa Fe Farmers Market and the New Mexico Rail Runner station. The Santa Fe Rail Trail starts near the Railyard and runs south for walking and cycling. The Plaza and downtown are a short trip north.
Streets near the Capitol are busier on weekdays and during the New Mexico Legislature's sessions, which start in January. Visit at different times of day, check where you would park, and confirm the home's historic status. To compare nearby options, see Downtown Santa Fe homes and Historic East Side homes.

Yes. Its core is the Don Gaspar Historic District, which is listed on the National Register of Historic Places and is also one of the City of Santa Fe's five designated historic districts. Exterior changes there go through city historic review, so check a home's status before planning work.
South Capitol homes are mainly early-1900s California and Craftsman bungalows, plus Spanish-Pueblo, Mission and Territorial Revival homes, on in-town city lots. Streets such as Allendale, Anita and Don Cubero are known for bungalows. Most homes are a short trip from the Plaza and the Railyard.
Yes. The New Mexico Rail Runner train stops at the Santa Fe Railyard, just west of the South Capitol neighborhood, with service between Santa Fe and Albuquerque. The Railyard area also has the Santa Fe Farmers Market, galleries and restaurants, all close to South Capitol homes.
