Living Inside Santa Fe City Limits

The 2020 census counted 87,505 residents in the city of Santa Fe. Inside city limits you will find historic adobes and casitas near the Plaza and on the Historic East Side, early-1900s bungalows in South Capitol, mid-century homes in Casa Solana and northwest Santa Fe, foothill homes in Santa Fe Summit, and newer subdivisions, condos and townhomes on the south and southwest sides. Lots range from small downtown parcels and shared compounds to larger foothill lots.

Most homes inside city limits connect to City of Santa Fe water and sewer. The city draws on four water sources: the Buckman Direct Diversion on the Rio Grande, Santa Fe River water stored in reservoirs above Canyon Road, and two groups of city wells.

The city has five designated historic districts, where exterior changes need city review, and an Escarpment Overlay District that limits building on ridgetops and steep slopes. Check a property's zoning, historic status and any overlay district before you plan a remodel or addition.

From most city neighborhoods it is a short drive to the Plaza, the Palace of the Governors, Canyon Road, the Railyard and Museum Hill, and Hyde Park Road climbs from the city into the Santa Fe National Forest and up to Ski Santa Fe. Looking outside city limits? See Santa Fe County homes for sale.
