What to Check Before You Buy Land

  • Water: confirm whether the parcel has city or community water, a private well or a shared well, and whether any water rights come with it.
  • Access: confirm legal, recorded access, and whether the roads are publicly or privately maintained.
  • Utilities: check how far away electric, gas, internet and sewer are, and what it would cost to bring them in. Many rural lots need a septic system.
  • Zoning, covenants and HOAs: Santa Fe County and the City of Santa Fe have different land-use rules, and many subdivisions have covenants on home size, style, fencing and animals. Some subdivisions don't allow manufactured or modular homes.
  • Terrain: slopes, arroyos and drainage affect where you can build and what it costs.
  • Survey and title: order a current survey and review the title commitment for easements and exceptions.

Building a Home on Your Land

Most land buyers plan a custom home. Before you buy, talk with a builder or architect about site costs such as the driveway, utilities, well and grading, because they can add a meaningful amount to your budget. If your plan depends on a specific design, get a builder's opinion of the lot before closing.

Frequently Asked Questions

How much does land cost in Santa Fe?

Residential land in Santa Fe city and county sold at a median of $227,500 in Q3 2026, across 44 closed sales, according to the Santa Fe Association of REALTORS. County land outside the city had a $205,000 median, and city lots had a $258,000 median. Individual parcels range far above and below that.

Do Santa Fe land listings include water rights?

Some do, and many don't. Santa Fe parcels may have city or community water, a private well or a shared well, and water rights may or may not convey with the land. Confirm the water source and any water rights in writing for every parcel before you make an offer.

Can I put a manufactured home on land in Santa Fe County?

It depends on the zoning and the subdivision's covenants. Santa Fe County and the City of Santa Fe have different land-use rules, and some subdivisions do not allow manufactured or modular homes. Review the covenants, restrictions and zoning for the specific parcel before you buy.

Can I finance a land purchase?

Often yes, though land loans usually have different terms than home loans, and some land purchases close in cash. Talk to a lender early about down payment, rates and what the lender needs to see, such as a survey, access and utilities, before you make an offer on a Santa Fe parcel.

What's the difference between a lot and acreage?

A lot is usually a platted homesite in a subdivision or inside city limits, often with nearby utilities. Acreage usually means a larger rural parcel, sometimes several acres or more, that may rely on a well and septic system and need more work to prepare for building.
