Your 2020 Santa Fe Market Update

Inventory is low in our Santa Fe market—here’s what that means for buyers and sellers.

With the first two months of 2020 in the books, where does our Santa Fe market stand compared to last year?
 
In short, we’re in an inventory crunch. We were in an inventory crunch last year, but now it’s gotten worse: There are 20% fewer homes on the market now than there were in 2019. The law of supply and demand has driven up home prices, and the median price stands at $369,000. On the flip side, sales have decreased 18% year over year.

If you’re a home seller, now is a great time to list. The situation may get even better, but you can currently demand a high price, have your pick of the offers, and have more negotiating leverage than the buyers interested in your home. 
 
If you’re a buyer, you have to be quick, aggressive, and diligent if you stand a chance of getting the home you want because the good listings are moving fast. Many of them also attract multiple offers, so it’s important to work with a good Realtor. The good news is that even though prices have risen, interest rates are at historic lows, which means you can buy a house for less than what it costs to rent.

Answering Insurance Questions With an Insurance Professional

Is roof damage covered by homeowners insurance? What about flood damage? Matthew Romero joined me recently to answer these questions and more.

Why Fall and Winter Are Still Great Times to Sell

If you’re looking to sell your home, fall and winter are great times to do it. Here’s why.

Whether you’re better off listing your home now or waiting until spring all depends on your circumstances. If you’re looking to sell now, though, you might as well put your home on the market now. 
 
Even though the market may be a little slower during the fall and winter seasons, there are still plenty of buyers out there looking for homes. Also, if you list now, you’ll face less competition from other sellers. 
 
Many would-be sellers prefer not to have their house on the market during the holiday season because they plan on having guests over, but here’s the thing: You can deny showings anytime you want. If somebody wants to see your home on Christmas Eve and you have family over, you can just say no.

The 7 Deadly Home Seller Mistakes

Here are seven deadly mistakes that sellers must be careful to avoid when putting their homes on the market.

Today I’ll share the seven deadly mistakes that, unless home sellers are careful to avoid them, could completely derail or destroy a transaction:
 
1. Overpricing. As a seller, pricing is so important, even in today’s hot market. If you’re priced a little bit over the market—even just 5%—your home will sit on the market. Our current buyers can quickly tell if a home has been overpriced.
 
2. Not preparing the home for the market. If your home is prepped and staged, it will sell 88% faster and you’ll get up to 10% more for it. That’s a good reason to make sure all your spaces are clean, inviting, and decluttered.
 
3. Limiting the number of showings you permit. As a seller, it’s in your best interest to allow a buyer to see your home on short notice (which is another good reason to keep it clean).
 
4. Underestimating your selling costs. In any transaction, there’s a little give and take, but it’s important to understand that you may encounter some unexpected costs, so expect the unexpected. If you don’t have money on hand to do a quick repair that comes up on the inspection, we can always try to negotiate on your behalf.
 

"Be sure to review all your offers with an open mind." 



5. Being close-minded. Oftentimes, sellers can get upset over small details in an offer that closes them off to the possibilities of accepting it. Be sure to review all your offers with an open mind. If there’s an aspect that doesn’t work for you, we can help negotiate on your behalf, but don’t just shut down an offer over some little thing; one that could, in the grand scheme, end up being the best one you see.
 
6. Failing to understand the selling process. There are so many individuals involved in the home selling process, including Realtors, appraisers, mortgage lenders, buyers, title officers, surveyors, and more. Having a good understanding of the process (including what can go wrong in a deal) is really beneficial to you.
 
7. Choosing the wrong Realtor. You want to choose a Realtor you can work with, someone who has a fair knowledge of the market and can walk you through the property to give you tips about what’s going on. More importantly, you need someone you can trust. There are many different Realtors out there who all offer different levels of service, so make sure you’re working with someone who will work with you.
