Assess your home's worth with comps, appraisals, and online tools to effectively get your home’s value in New Mexico’s tricky market.

 

Have you ever wondered what your home is really worth? With today’s market constantly shifting, interest rates going up and down, and home values doing the same, nailing down an accurate number isn’t easy. Today, I will walk you through three strategies that will help you figure out exactly what your home is worth.

 

1. Look at comparable sales (comps). The first way to gauge your home’s value is to look at comparable sales, or “comps.” These are homes in your neighborhood that are similar in size, features, and condition to yours and have recently sold. Since New Mexico is a non-disclosure state, not all sold prices are publicly available. To get detailed data on sold homes and find the right comps, feel free to contact me.

 

2. Hire a professional appraiser. This is the best option if you want an accurate home valuation. Appraisers evaluate homes, typically for banks or mortgage companies. They’ll check every detail of your home, from the roof age to the quality of your kitchen appliances, and provide a detailed report to determine its exact value.

 

Before you hire an appraiser, think about why you need this information. Appraisers are typically brought in during a refinance or home purchase, so unless you’re planning something like that, it doesn’t make sense to spend money just for curiosity’s sake.

3. Try online valuation tools. Home valuation platforms like Zillow’s Zestimate, Homes.com, and even my website, LelandTitus.com, are easy to use. All you need to do is plug in your address and basic property details, and you'll get an estimated value.

 

In New Mexico, these tools rely solely on algorithms and public data to calculate what your home might be worth. However, those numbers can vary and be off by as much as 20%. So, while they’re a quick and easy way to get an estimate, they’re not always accurate.
