As we make our way into September of 2019, we’re still in a strong seller’s market in Santa Fe, especially in the lower price ranges.
Pricing is becoming a more important factor for home sellers, though, because buyers are more wary of overpaying for properties. Part of this trend is due to the uncertainty in our economy caused by the looming trade tariffs. If you overprice your home, odds are it will sit on the market unsold. That being said, we’re still seeing a lot of homes sell within one month.
It’s also a good time to buy because interest rates are as low as we’ve ever seen them. Since money is cheap, you can buy a bigger house, a bigger garage, or whatever else your family needs.

Here in our marketplace, you can definitely find some 3-bedroom homes for under $300,000. The $220,000 range, in particular, features some great homes, but there’s a lot of competition for them. As you climb into the $300,000 to $400,000 range, you’ll find a nicer selection of homes that are staying on the market longer and have a smaller chance of attracting multiple offers.
Finally, once you get into the $500,000 to $600,000 range, you’ll see homes sitting on the market even longer, and these homes are oftentimes second-home properties owned by people from other markets.
